So, the fourth showing of my place brought Bob.  He loves my place, especially the garage and the solar system.  Everybody who has come has been impressed with the work that has gone into the place, but Bob couldn't keep the smile off his face. ;D  Realtor asked if I'd do a contingency contract 'cause Bob has his own place to sell.  I liked Bob.  He'd take care of the place, so of course I said yes.  Will wait for the contract.
